STEP 3:  Coordinate Quality Photography
A professional photographer will analyze your property to recommend the most appropriate type of photography, allowing us to promote the best image possible.  At the same time, photos will be taken for a virtual tour, which will be displayed on our websites, allowing buyers to virtually visit your home 24/7.

STEP 4:  Install Signage and Lockbox
One of the most effective real estate sales techniques is to have a FOR SALE sign displayed on your property. Well-designed signage attracts attention to the property and communicates contact details to any interested onlookers.

STEP 5:  Create a Property Brochure
A professionally designed and printed four-color brochure will be displayed in the Signature Sotheby's office and in your home for those viewing your property.  Included will be the features and photos of the property.

STEP 6:   Market Your Property Through Direct Mail
Four-color postcards will be mailed to area homeowners and targeted members of our proprietary database of past customers, top real estate agents, qualified buyers and   investors, and select neighborhoods.

STEP 7:  Realtor Promotions and the MLS
Broadcast email for each new listing will be distributed to over 4,000 members of the Sarasota Association of Realtors. Realtors will be invited to preview your property during a specially scheduled property tour. We will promote your property at the weekly Sarasota Association of Realtors meetings.  We will display photos and a virtual tour of your property on the Sarasota MLS website.

STEP 8:  Centralized Showing System
Our Customer Support Center, staffed by full-time employees, provides live telephone support and sophisticated web support that enables you to view online updates on your home, including property showings and buyer feedback.

STEP 9:  Hold Sunday Open House Events

Your property will be featured on SignatureSotheby's, where visitors can search for any property in the Sarasota MLS, view virtual tours of every SKY listing and print property flyers.  It will also be featured on www.realtor.com and www.sothebysrealty.com.

STEP 11:  Advertise Your Property
Your property will appear in our company’s newspaper display ads on a rotational basis until the property is sold.

STEP 12:  Contract to Closing
After the sales contract has been negotiated and finalized, your home is considered “under contract.”  We will:

  • Solicit backup offers

  • Prepare a seller's “net sheet” showing the expenses involved with the sale of your home and the estimated proceeds from closing

  • Meet with the appraiser to ensure success

  • Attend the home and pest inspections

  • Manage critical dates

  • Communicate weekly to coordinate a smooth closing (mortgage company, title company and attorneys)

  • Schedule the closing, review the closing documents and attend the closing
